Orlando is the only market we cover outside South Florida, and it behaves differently. Cap rates run 8.6% — two full points above Miami-Dade. Buildings sell for $312 a foot against $524 down south. And they sell fast: 5.8 months, the quickest of the five.

That combination — cheaper, higher-yielding, faster-moving — makes it the market where the numbers work for a buyer who cares about return. It is also a market of small buildings. Eighteen of the thirty-one that traded in the past year were under 5,000 square feet.
